Couch and chair fairly old and dated and should be replaced.

I would say that this is a "personal taste" issue. I agree that some folks may consider this a "dated" look, but I could also say that it is decorated in the "Old Hawaii" motif. The cushions are in good condition and clean. The condo has a newer kitchen and the most recent upgrade is a flat screen 32" TV/DVD combination. There is also an outstanding ocean view.
